It is the assessor’s responsibility to assess all general property for taxation in the Village. The assessor is certified by the state and has passed an examination documenting a thorough knowledge of appraisal techniques and general property assessments. Frequently Asked QuestionsHow is my property assessment value determined?Real property is valued by the assessor in the manner specified in the
Wisconsin property assessment manual, from actual view or from the
best information that the assessor can practically obtain, at the
full value which could ordinarily be obtained at a private sale.
When is my property assessment determined?The assessed value of all property is determined as of January 1. This is the value used for the following year’s tax levy. In other words, the value of a home as of 1/1/00 will be used to determine the amount of tax levied for 2000, which the homeowner will receive in December of 2000. What records does the assessor maintain?How will I know if my assessment value has changed?When the assessor places a valuation of any taxable real property or personal property that is $300 or more higher than the previous year, the assessor will notify the person assessed if the address is known, otherwise the occupant of the property. The notice will be in writing and sent by ordinary mail at least 10 days before the meeting of the board of review.
What if I don’t agree with the assessment?The Village has a Board of Review, which includes the Village Trustees and the Village clerk, who review all objections to the assessment roll. The Board of Review meets annually during the 30 day period beginning on the 2nd Monday of May. Objections to the amount or valuation of property should first be made in writing and filed with the village clerk prior to the public hearings of the board. As the owner of property, you will be asked to attend a public hearing to present your objection to the valuation and evidence to support your claim. The Board will determine from this evidence if the assessor’s valuation is correct. You will be notified in writing if the assessment will be adjusted.
