Before You ApplyAddition

It is encouraged that you contact the Zoning & Planning Department while planning your project to confirm compliance with basic zoning requirements and to discuss the review and approval process.

All addition projects require review and approval by the Building Board prior to issuance of any permits. The Board meets twice per month (1st and 3rd Tuesday) at 5:30 p.m. To get placed on agenda, all materials must be submitted digitally to the Zoning and Planning Administrator at least 3 weeks in advance of the meeting. Once deemed complete by the Zoning and Planning Administrator, physical copies must be provided at least one week before the meeting.

All addition projects also require an updated parcel survey, complete with a table of pre- and post-construction impervious surface calculations. Described differently, any change to the existing building footprint requires an updated survey. 

Also, please note that Village staff may require a grading plan/surface water drainage review by the Village Engineer (Ruekert & Mielke) for certain projects. All fees incurred by the Village for these professional services will be billed back to the applicant (i.e. a direct pass-through).

Required Forms

Requirements with Building Permit Application

To get placed on an agenda, all of the following items must be submitted and deemed complete by the Zoning & Planning Administrator:

  • Building Plans
    • Scaled elevations from all sides, noting all exterior materials, lighting, and colors (material and color samples must be brought to the meeting as well)
    • Interior floor plans for impacted areas.
  • Parcel Survey (proposed conditions)
    • Location and dimensions of structure, highlighting the addition.
    • Distance to all lot lines (50 feet street yard, 25 feet rear, 20 feet side yard).
    • Grade of existing home and proposed addition (only if addition grade differs significantly).
    • Location of neighboring structures.
    • Location and distance of current and/or proposed well(s) to adjacent structures and lot lines.
    • Location of construction erosion control (silt fencing).
    • Parcel area.
    • Total building footprint area prior to addition and after addition is complete (generally, 20% maximum allowed).
    • Total impervious surface area prior to addition and after addition is complete (generally, 30% maximum allowed).
  • Grading / Surface Water Drainage Plan (only if required by Village staff)
    • Plan shall illustrate how additional runoff caused by the addition will be accommodated so as not to adversely impact neighboring properties. This plan must be reviewed and approved by Ruekert & Mielke, the Village's consultant Engineer. All review costs will be billed back to the contractor/property owner by the Village.
    • Location of sump pump and new downspout discharge points must be indicated on the plan.
  • Landscape Plan
    • Existing and proposed landscaping with species list, number, and size.

*Important* - 14 hard copies of each plan listed above must be provided on ledger-sized paper (11"x18") only following review of plans digitally by the Zoning & Planning Administrator (and Village Engineer). 

Inspections

The following inspections can be anticipated for an addition project:

  • Footing (after excavation, before placing concrete)
  • Foundation (before backfilling)
  • Rough carpentry/framing
  • Insulation (before drywall begins)
  • Final

For a next business day inspection, it must be scheduled by 4:00 p.m. the day prior.
