Demolition (of buildings) Permits

It is encouraged that you contact the Zoning & Planning Department while planning your project to confirm compliance with basic zoning requirements and to discuss the review and approval process.

Before demolishing any residential, nonresidential, or mixed occupancy building, a demolition permit shall be obtained. All demolition projects require review and approval by the Plan Commission prior to issuance of any permits. The Commission meets once per month (1st Monday) at 6:00 p.m. 

To get placed on agenda, all materials must be submitted digitally to the Zoning and Planning Administrator at least a month in advance of the meeting.

Also, please note that Village staff will require plan review by the Village Engineer (Ruekert & Mielke). All fees incurred by the Village for these professional services will be billed back to the applicant (i.e. a direct pass-through).

Requirements with Building Permit Application

To get placed on an agenda, all of the following items must be submitted and deemed complete by the Zoning & Planning Administrator:

  • Narrative Requirements
    • Description of land and use
    • Principles
    • Dust and Airborne Particulate Plan
    • Names and Addresses of Neighboring Property Owners
  • Existing Building Plans (if available)
    • Floor plans of existing building(s)
    • Elevation drawings of existing buildings
  • Existing Conditions Plat of Survey
    • All existing buildings must be identified.
    • Tree inventory identifying all trees more than 12" in diameter at chest height, more than 6" in diameter in Village right-of-way, and denote all trees that will be removed and kept post-demolition.
    • The existing well needs to be shown. The plan needs to clarify the well's disposition.
    • The existing driveway culvert needs to be shown and marked for removal if applicable.
    • The existing sanitary lateral needs to be shown. The plan needs to clarify the disposition of the lateral.
  • Proposed Building Plans (if new construction is being proposed)
    • Floor plans of new buildings
    • Elevation drawings of new buildings
  • Certified Survey Map (if new construction is being proposed)
    • All new buildings must be identified.
    • Proposed ground grade(s)
    • Proposed grade of all structures including the first-floor front door location and grades at the intersection of all exterior walls.
    • Setbacks of buildings or structures to be constructed.
    • Setbacks of any buildings or structures on adjoining properties.
    • Trees more than 12" in diameter at chest height on property and trees more than 6" in diameter in Village right-of-way.
    • Location and distance of current and/or proposed well(s) to adjacent structures and lot lines.
    • Parcel area.
    • Total building footprint area prior to addition and after new construction is complete (generally, 20% maximum allowed).
    • Total impervious surface area prior to addition and after new construction is complete (generally, 30% maximum allowed).
    • General plan for landscaping.
  • Site Erosion Control Plan
    • Detailed plan to include storm water runoff management and soil erosion control as required by Chapter 325, Article I of the Village Code and §325-8A
    • If the land disturbance activity is less than one acre, the applicant must provide, at a minimum, an erosion control plan statement (with map) briefly describing the site and erosion controls (including the site development schedule) that will be used to meet the requirements of this §325 Article I
    • If the land disturbance activity is greater than one acre, the applicant must comply with the provisions as outlined in §325 Article I
