Conditional Use Permits

A conditional use is a type of land use that is only allowed within a zoning district if specific conditions are met and approval is granted by both the Plan Commission (1st Monday of each month) and Board of Trustees (4th Tuesday of each month) after a Public Hearing. Conditional uses are listed specifically as "Conditional Uses" in the Code of Ordinances.

To apply for a conditional use permit:

Once the above items are completed and reviewed by the Zoning & Planning Administrator, the item will be placed on a Plan Commission meeting agenda for consideration. To get placed on an agenda, please submit at least 3 weeks in advance of the desired meeting.

Special Exceptions

The granting of a special exception allows for a legal nonconforming structure to build an addition or enlargement, provided that the structure is legally conforming with respect to use and that the addition or enlargement does not create or increase nonconformity with applicable setback lines, or applicable yard, height, parking, loading, or access provisions (Chapter 335 Zoning).

Special exceptions require review and approval by both the Plan Commission (1st Monday of each month) and Board of Trustees (4th Tuesday of each month) after a Public Hearing. Prior to Plan Commission review, the applicant should obtain conditional architectural approval from the Building Board.

To apply for a Special Exception:

Variance Requests & Administrative Appeals

Per §62.23(7)(e), Wis. Stats., the Board of Appeals conducts the following reviews:

  • Variances: Hear and decide, upon appeal, variances from the standards set forth in the Code of Ordinances.
  • Administrative Appeals: Hear and decide appeals where it is alleged there is an error in any order, requirement, decision or determination made by an administrative official in the enforcement or administration of the Code of Ordinances (must be done within 30 days of such administrative decision).

 To apply for a Variance or to submit an Administrative Appeal:

  • Submit the Board of Appeals Application Form.
  • Provide the names and addresses of all abutting and opposite property owners of record (if a variance request).
  • Pay the $400 submission fee.
